The terms, in plain words.
What the rents and the vacancy board on this site mean, what an application commits you to, and how the tenant portal works.
This website is run by Lodge Rentals, Inc., Unit 3, 18 Maple Lane, Barangay Kamuning, Quezon City 1103. By using it you agree to these terms. They do not replace your lease contract; where they differ, the contract governs.
Rents and the vacancy board
The rents shown are the monthly rents we ask today, in Philippine pesos. The board is updated from the caretaker’s own records, so a space taken this morning leaves it at once — but a space shown open is not held for you until you sign a contract. Electricity and water are billed separately from your own submeter unless the listing says they are included.
Applications
An application asks for a viewing; it does not reserve a space and costs nothing. Nobody acting for us may ask you for money before you sign a contract. To move in we ask one month’s rent in advance and a deposit of two months, never more (Rent Control Act, RA 9653), each against a receipt. See living here.
Payments
Pay only Lodge Rentals, Inc.: at the office against a receipt, or to the GCash and bank accounts printed on your bill and in the tenant portal. A payment you report online is a report until the caretaker matches it and issues the receipt.
The tenant portal
The portal shows your own lease, bills and requests only. Keep your e-mail account secure: the sign-in code is sent there. A portal account is switched off when the lease ends or when you ask.
Using this site
Do not send false applications, try to reach records that are not yours, or overload the site. The photographs show our buildings and their kind of rooms; a particular room may differ in its view, furniture or finish — the viewing is where you see the one you would rent.
