No. 3The monthly bill

A bill that shows its working.

Every month you get one statement with every line on it, printed or on your phone. This is what each line is, and how it is worked out.

Monthly statementDue on your due day
RentThe amount in your contract. It does not move until the contract says so — and for rent of ₱10,000 or less, never above the yearly cap the law allows.
ElectricityYour own submeter: this month's reading minus last month's, times the same rate on our Meralco bill. Not a centavo more per kWh.
WaterYour own water submeter, at the rate on the water company's bill. In the dorm, water is already in the bed rent.
Fixed feesWi-Fi, parking or garbage — only the ones your contract names, at the amounts it names.
Total — and every receipt you were issued, on the same page

No. 4Moving in

From a lit window to your keys.

  1. Pick a lit window

Every open room, bed and unit is on the building's board, live. Press one to apply for it.

  2. View it

The caretaker texts you within the day to set a viewing. Bring a valid ID.

  3. Sign and pay

One month in advance and a two-month deposit — the most the law allows — each with a receipt and a printed contract.

  4. Move in

Your keys, your meter readings written down on day one, and your tenant portal sign-in.

Your bill, on your phone.

  • See this month’s bill line by line, with the reading and the rate behind it.
  • Paid by GCash or bank? Send the reference — the caretaker matches it and your receipt appears.
  • Report a leak or a broken lock, and see when it is scheduled.
